Senior Care Realty Client Preparing to Franchise Senior Care
In the second edition of our e-newsletter nearly two years ago, we featured the sale and closing of the Century Oaks properties in the Appleton, Wisconsin area. That business success story was the result of more than 16 years of dedicated efforts on the part of owners Paul and Jolene Moran.
The Morans always wanted to run their own business. They began with 7 rental duplex properties, but longed for something more substantial and more financially rewarding. They got started in senior care because of a grandparent who needed care, and they grew a business that included 10 buildings with 135 staff and 158 licensed beds.
Paul and Jolene learned quickly that when it comes to selling, whom you rely on for help makes a world of difference. "You must have someone who knows how to analyze your company. That's where you market value originates. We actually had a valuation completed by a realtor that indicated our company was not worth much. That was pretty daunting. Then we found Senior Care Realty and it was night and day," he recalls.
"If we can get involved with their accountant right away, it takes the pressure off of the owners and allows them to run the business while we work on valuation, and marketing the property," says Daren Dudgeon, Senior Care Realty's vice president of sales.
Paul Moran recalls that Mike Collins and Dudgeon worked their network hard, and had 3 parties offering on the business at the same time. "They created a competitive edge for us and we were in the satisfying position of being able to interview the potential new owners and had the luxury of choosing who we wanted to own and run our company," he says.
Even after the sale, Paul and Jolene could not separate themselves from the senior care industry. Today, they are preparing to franchise senior care businesses under the Century Oaks banner. The Morans are seeking people who are interested in getting into business for themselves. "We will help people achieve their goals. We can help bring the best of the best to these franchise owners, to make it quite simple compared to what we had to go through," says Paul.
