Senior Care Realty recently helped a landlord and tenant sell their 22 bed assisted living facility.  After the tenant let the landlord know they did not want to renew their lease with only a few years left, Senior Care Realty was contacted to help sell both the Business and the Real Estate/Building in two separate transactions. Senior Care Realty helped both sellers determine what each part was worth and negotiated the terms with a trusted regional operator to buy both the Business and Building together. The Real Estate/Building was sold quickly in October 2018 and once the state approved the license for the new buyer, the Operations were sold in February 2019.

Following the sale, the landlord left on a vacation to Florida and the tenant-operator took the cruise she always dreamed of. The buyer kept the same staff employed and they will continue caring for the residents in the high quality way they’ve done in the past.

Not only did Bob help connect the buyer and seller in a confidential way, but he also helped navigate several issues that needed to be resolved for a successful closing. Bob also helped the buyer arrange the financing for the buyer’s acquisition through a preferred lender of Senior Care Realty.


33 Bed Wisconsin Assisted Living

This 33-bed assisted living facility is located in a southeastern Wisconsin community. The owners have been the operators for more than 10 years but are ready to retire.

The current operator has been experiencing stable revenue and increasing revenue over the past three years with 2015 revenue in excess of $1.2 million. Net operating income in 2015 was more than $300,000.

The property is being offered at a price of $3,000,000, a 10+% capitalization rate.


60 Bed Assisted Living Campus

In September 2017, this assisted living community sold to a family business that was looking for a good investment. After many years in other types of businesses and real estate, they decided to invest in senior living by purchasing this property. The process with this buyer went quite smoothly and quickly – but the sale didn’t start out that way.

Our client, the seller, originally made a deal with another buyer who made a very strong offer. We did our normal due diligence and looked into the buyer to help ensure that they could do what they said they would do. It all checked out. But events and circumstances came up with the buyer that were (mostly) beyond their control and that prevented them from closing. So we needed to go to Plan B.

Our Plan B was to go back to the market and confidentially secure another buyer for the property. It didn’t take long before another buyer made another strong offer, although not quite as strong as the first offer. Since the first buyer’s original offer, the property’s financial performance had declined a bit and the market seemed to cool just a little. The result was a slightly lower sale price but a sale nonetheless to a buyer that could get the job done.

Senior Care Realty helped the seller find many potential buyers confidentially and, in this case, enter into two different contracts for sales to two different buyers. We also helped the buyer connect with a first class management company who will be in charge of day to day operations at the property. In the end, the result was a happy seller-client and a happy buyer who is excited to pick up where the seller left off.


90 Bed Assisted Living Portfolio in Wisconsin

Senior Care Realty helped the owner confidentially sell this 90-bed assisted living portfolio is located in a Wisconsin community with a population over 100,000. The portfolio consisted of multiple buildings built in 1996 at two sites in the same market.

The current operator was experiencing occupancy rates around 94%. Many residents utilized public funding sources; 40% of the recent census was private pay. Annualized revenue was just under $3.5 million, and annualized net operating income was just over $1.1 million.

The property was offered at a price of $10,000,000, an 11.2% capitalization rate.


13 Bed Community Based Residential Facility

Senior Care Realty is confidentially offering for sale this 13-bed community based residential facility located in Columbia County, Wisconsin. Built in 1995, the single-story facility is 4,784 square feet and situated on a lot that is just under a half acre.

Built in 1994 and located in Madison, Wisconsin, the property has seven resident units but is licensed as an 8-bed Class CNA community based residential facility (CBRF).

The facility offers buyers an opportunity to step into a facility with a strong reputation and generate substantial revenue immediately.

The property was offered at $449,000, or $56,125 a bed, and sold for $430,000.

While leased to and operated by a local assisted living provider, the real estate property is owned by an entity whose members include the principals of Senior Care Realty, LLC.

While originally offered at $4.5 million, the final sale price for this assisted living community was $5 million. The property sold to a national assisted living provider who already had operations in the area, so it was a great fit that allowed the buyer to expand within an existing market for them.

The seller was a family business. One element of this transaction was managing the desires of multiple family members and helping maintain all necessary communication. Bob Richards helped with discussions among family members so that everyone was informed and heard throughout the sale.


68 Unit Assisted Living Facility

Senior Care Realty represented the seller of a 68 unit assisted living facility. The facility had 48 apartment units offering assisted living, and 20 units offer memory care in a separate but attached building. The facility was located minutes west of Madison, Wisconsin.

The facility was 97% occupied with annual revenue in excess of $3 million. Net operating income for the 12 months prior to closing was about $990,000. During the year before sale, the facility experienced greater than normal vacancy but recovered nicely in the months before sale. Annualized NOI for the four months prior to sale was $1,150,000.

After leading this facility since it first opened, the owners were ready for a change in lifestyle. They completed the sale and moved into semi-retirement, leading a life with a flexible schedule and a chance to enjoy the fruits of their labor. It worked out well.

The facility sold in November 2013 for $12,000,000.
